Ready for some good real estate news? According to RE/MAX’s national housing report, national home sales have risen every month for the last year. In fact, for five straight months, home sales and prices have both increased on a monthly and annual basis. This survey, of course, looks at the country at a national level, which may or may not represent exactly what is happening in Orange County.
The RE/MAX survey looked at 53 metro areas and 31 reported increases in both sales and prices. It appears that the real estate market recovery is occurring at some level in all geographic regions. Increased consumer confidence, historically low mortgage rates and attractive pricing are some of the factors that are drawing buyers and sellers back into the real estate market.
Thinking that you can wait for prices to drop before you make your real estate move? Or for sellers to become desperate? Not a wise move, as the number of available homes for sale is dropping (5% from May and 27% from June 2011). The declining inventory has created a seller’s market in many areas. I know firsthand that many of my clients who are willing to list their home at a market-appropriate price (aka not at pre-2006 prices) are watching excitedly as offers come in and their home sells at a great price.
Favorable market conditions are attracting both sellers and buyers, as well as investors. If you are interested in buying, selling, or investing in an Orange County home, now is the time. We will likely see home prices continue to rise, with greater competition from other potential buyers or investors, so do not delay!
